Sales Manager – Technical Building Systems

Job Title: Specification Sales Manager – Technical Building Systems

Industry Sector:  Electronic locking systems, hotel door locks, key card locks, safes & fridges (mini bars)

Area to be covered: Greater London, Southern Home Counties and East & West Sussex

Remuneration: £35,000-£40,000 + £20,000-£30,000 Bonus

Benefits: Car or car allowance & comprehensive benefits package

The role of the Specification Sales Manager – Technical Building Systems will involve:

  • Field sales position selling a manufactured range of end to end electronic locking systems for the hotel / hospitality sector
  • 50-60% of your time spent gaining specifications direct with Chief Engineers, Heads of Security, IT Managers and Property Management Managers within hotels
  • Remainder of your time will be spent dealing with architects, main contractors and design & build contractors
  • Working alongside an incumbent Area Sales Manager (who’s been on patch 16 years)
  • Targeting smaller hotel projects in London initially i.e. 100 rooms or less, and larger projects of any size outside of the London area
    • Taking over an area that is currently performing on budget (pro rata) with a turnover of circa £750,000
    • Tasked with growing revenue next year to circa £1m
    • Typical project sizes are between £25,000-£50,000 but can vary from £10,000-£100,000
    • Sales cycles up to 12 months
    • New business position, although most potential customers will know of our client and there is a large amount of hot leads, as our client is on numerous hotel approved supplier lists
    • Typically 40%-50% of projects will be new build or complete refurbishment, 50%-60% upgrades; replacing all electronic locks on all hotel room doors following “cap ex” approval

 

The ideal applicant will be a Specification Sales Manager – Technical Building Systems with:

  • Minimum of three years technical field sales experience
  • Ideally a background of having sold complete technical building system (capital spend projects) such as; property management, building management, electronic locking systems, air conditioning, lighting, CCTV, door hardware, door automation, access control etc OR
  • Previous experience of selling into hospitality / hotel sector is not important
  • Technical specification field sales experience with M&E consultants, architects is very beneficial
  • Good eye for detail
  • Ability to maximise huge quantity of leads provided
  • Ability to absorb technical information
  • Commercially aware
  • Knowledge of the contracting industry would be beneficial
  • Good interpersonal skills with solid work ethic
